The Denmark international has just one full season left to run on his existing deal, which he does not look likely to extend.
Real are long-time admirers of Eriksen and, according to The Mirror, Zinedine Zidane has told the club to make a move for the ex-Ajax ace.
However, the report indicates that Spurs are not budging on their nine-figure valuation, even if their contract standoff with the 27-year-old drags into the summer.
Should Los Blancos splash out on Eriksen, he will become the world's third-most expensive player behind Neymar and Kylian Mbappe.
Real have previously signed Luka Modric and Gareth Bale from the North London outfit.
